I’m just giving you shit, BS. In all seriousness, that was a gorgeous house you sold. It’s good to see a Boiler representing in such a beautiful state. I’ve got one in Florida and I’m debating either adding on/remodeling to be ready for retirement or continuing to use it as a rental and look for another one. It’s really close to the beach and has a large yard but with every passing year, winters get that much tougher so the pull to go sooner than later is that much stronger. Lol.

We found out it’s more profitable to vacation rent and believe it or not the house is better taken care off because it’s constantly cleaned for new guests. I long term rent right now, mainly because I have been so consumed with family stuff that I can’t get down there when I want to find a mgmt company. It’s fine for right now because there’s absolutely no inventory in that range, especially in that location. The down side to long term rental is that I can’t enjoy it for myself lol. I’ll run the numbers again though as the lease comes due and see where they fall. Good problems to have!
Lol, understand. FYI, I'd be careful in using a property management company. In Kauai, they take 20-40% of your gross rent. We found a good handyman and house cleaner and paid them directly to manage our properties. I am actively involved in day to day activities and manage all bookings and money issues. This eliminated the middleman and gave us more direct control. The tough part is finding good stable employees you can trust while living thousand miles away.
Good to know, and I meant to Say I’m also wary of mgmt companies. On the flip side, my brother also owns a place about a mile away and keeps tabs on mine But he would laugh at me if I asked him to clean it lol.
For what it's worth, the owner also owns the wine shop next door and has NRA stickers on the windows. His whole family (wife and 2 daughters) work at the stores. I told him he is the real life "Last Man Standing". He did tell me Pence agreed to have his picture taken with his daughters (I saw the picture) but some of his other workers weren't happy that Pence came. The owner said Pence didn't drink alcohol while there and was friendly. He said the entire restaurant was reserved in Pence's daughter's name. She had a wedding nearby the next day. There were 2 secret service agents there.
